Beta-I Greater Noida layout plan map showing residential plots, group housing, commercial areas, schools, hospitals, parks and roads.

Beta 1 sits in the heart of Greater Noida’s oldest planned belt, just beside Alpha 1, Gamma 1 and Knowledge Park 1. That central position is the main reason buyers, tenants and investors keep searching for the “Beta 1 Greater Noida map” before they look at a single plot or flat.

This guide explains the Beta 1 Greater Noida map in plain language: how the sector connects to its neighbours, what the layout tells you, which facilities are close by and what to verify before you pay a token amount. You can also open the full interactive version on our Beta 1 map page.

Where Beta 1 Sits in Greater Noida

Beta 1 is one of the Greek-letter residential sectors that Greater Noida was originally planned around. Property portals that measure centre-to-centre distance place the nearest sectors as follows (approximate figures — always confirm on the map):

  • Alpha 1: about 0.7 km — the sector with its own Aqua Line station and the busy Alpha commercial belt.
  • Gamma 1: about 0.8 km — home to the Jagat Farm market side of the city.
  • Knowledge Park 1: about 1 km — the education and institutional belt.
  • Beta 2: about 1.1 km — the twin sector next door.
  • Alpha 2: about 1.1 km.

Because everything on this list is within roughly a kilometre, daily needs such as markets, coaching centres, clinics and the metro are all a short ride away. If you are comparing sectors, our Alpha 1 vs Alpha 2 comparison and Gamma 1 map guide show the neighbouring layouts side by side.

Beta 1 Layout: Blocks A to E, Roads and Parks

The official layout plan divides Beta 1 into five residential blocks, marked A to E. The sector is wrapped by 60 m wide roads on the north-west and east sides, with the Beta 2 boundary road along the bottom, which is why it is so easy to reach from outside. Here is what the plan shows block by block:

  • Blocks C and D (north and centre): the blue plots are the 8 m × 15 m (120 sq m) size, laid out in rows around long green strips — the most common plot type in the sector.
  • Blocks A and B (west): larger 10 m × 20 m (200 sq m) plots on 12 m wide roads, beside two group-housing sites (numbers 7 and 10 on the plan).
  • Block E (south-east): a mix of larger 10 m × 25 m and 14 m × 25 m plots around the central Forest Park.
  • Forest Park: the big green area in the middle of the sector. Plots that face it, or one of the smaller parks, are usually the most sought-after.
  • Facilities: the Ryan International School site (about 6 hectares), Vishwa Bharti School, the Carmel Education Society site, local and convenience shopping, an electric substation and staff housing.
  • Village abadi: the Rampur Jagir abadi touches the northern edge of the sector, so check the boundary on the map if you are looking at plots in block D.

Beta 1 Map Data: Area Statement and Plot Sizes

The area statement printed on the layout plan is an official breakdown of how the land is used. The net sector area is about 62.4 hectares (6,24,098 sq m), and it is split like this:

Land useAreaShare of sector
Residential plots18.53 ha29.7%
Roads14.54 ha23.3%
Facilities (schools, shops, utilities)7.31 ha11.7%
Sports complex6.89 ha11.0%
Open spaces4.54 ha7.3%
Group housing3.86 ha6.2%
Forest2.78 ha4.5%
Village abadi2.35 ha3.8%
Master-plan green belt0.93 ha1.5%

The plan also lists every residential plot size and how many of each exist:

Plot areaDimensionsApprox. sizePlots
350 sq m14 m × 25 m3,767 sq ft54
250 sq m10 m × 25 m2,691 sq ft42
200 sq m10 m × 20 m2,153 sq ft301
120 sq m8 m × 15 m1,292 sq ft540
60 sq m6 m × 10 m646 sq ft691
40 sq m5 m × 8 m431 sq ft145

That adds up to 1,773 plots. Nearly 70% of them (1,231 plots) are 60 or 120 sq m, so small and mid-size plots dominate Beta 1, while only 96 plots are 250 sq m or larger. If you want a big plot here, availability is limited and the premium is usually higher.

Property Types and Price Indications in Beta 1

Beta 1 offers a mix that is unusual in Greater Noida: plotted houses and builder floors alongside a few established group-housing societies. Typical choices include:

  1. Plots and independent houses — best for owner-occupiers who want land and freedom to build as per Authority rules.
  2. Apartments in ready societies — for example Tata Steel Officers Enclave, which property portals list at roughly ₹5,200 per sq ft for 2 and 3 BHK units.
  3. Rental flats and PGs — steady demand because of the nearby universities and the metro.

Prices move with block, road width and condition, so treat any portal figure as a starting point and ask us for current resale rates before making an offer.

What to Check on the Beta 1 Map Before You Buy

  1. Pick the plot size that matches your budget — 60 and 120 sq m plots are plentiful, 250 and 350 sq m plots are rare.
  2. Match the plot number on the seller’s documents with the plot on the Authority layout.
  3. Confirm the road width in front of the plot and whether a park or green belt faces it.
  4. Check the land use shown for the plot — residential, commercial or mixed — and the permitted floors.
  5. Ask for the lease deed, the latest dues certificate and any transfer permission needed from the Authority.
  6. Visit at different times of day to judge noise, parking and water pressure.

Our team can cross-check these points against the official records and arrange a site visit the same day.

Beta 1 combines a central address with an older, settled neighbourhood. Buyers search for the map to compare it with Alpha 1 and Gamma 1, tenants search to see how far the metro really is, and investors search to find plots that sit on wider roads. A clear map answers all three questions in a minute, which is why we keep the Beta 1 layout, PDF and Google Maps view together on this page.
